Quash - To vacate or void a summons, subpoenas, etc. Quasi-contract - An obligation created by the law in the absence of an agreement or contract, no based upon the intentions or expressions of the parties. Quasi-criminal actions - A classification of actions such as violation of a city ordinance that is not also violation of a criminal statute, which are wrongs against the public punishable through fines but are not usually indictable offenses. quiet enjoyment - An individual's right their property without interference. This right applies to tenants as well as property owners. Quiet Title Action - A court proceeding to remove a cloud on the title to real property. quitclaim deed - A legal document (deed) that transfers any ownership interest an individual has in a particular property to another party. Quitclaim Deed - A deed that transfers whatever ownership interest the transferor has in a particular property. The deed does not guarantee anything about what is being transferred, however. For example, a divorcing husband may quitclaim his interest in certain real estate to his ex-wife, officially giving up any legal interest in the property. Compare grant deed.
